Welcome to our coastal vacation home! We have poured special touches into this space to create a peaceful oasis for visitors. Please leave it as you found it so that we may continue enjoying it and offering the space to others!

- NO unauthorized guests (must reflect what is in booking) - strictly monitored/enforced
- Quiet hours after 10pm

OTHER HOUSE NOTES:

Check in/check out:
Check in is at 10, check out is at 4pm (unless otherwise cleared in advance) Before arrival you will be provided a keyless entry code, when you check out, the code will automatically change (unless in-person coordination is scheduled in advance)

Early Departure:
Location changes and reduction in length of stay changes cannot be accommodated. Early departure refunds are not allowed.

Late Departure:
Check-out is 10- AM unless stated otherwise. There is a $100 fee for unauthorized "Overstay". If "Overstay" exceeds two hours past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay." If guests want to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, the guest is responsible for the full cost of reimbursement.

Occupancy:
ONLY GUEST AND PERSONS IN THE GUEST’S PARTY SHOULD BE ON THE PROPERTY DURING THE ENTIRETY OF THE STAY. OTHER PERSONS ON THE PROPERTY WILL RESULT IN AN OVER OCCUPANCY VIOLATION. OVER OCCUPANCY IS A SERIOUS VIOLATION AND MAY BE SUBJECT TO IMMEDIATE EVICTION WITHOUT REFUND AND/OR LOSS OF THE ENTIRE DEPOSIT.

General - furniture and appliances:
Everything in an unlocked room, closet, drawer, or cabinet is available to guests to use and enjoy. Please take care to put everything back where you found it (our cleaning team reviews inventory after each stay). If items are taken off of the property, lost, and/or broken, assessed fees will be taken out of the guest’s deposit.
Please do not leave any chairs on the dock unattended. High winds come by frequently and can push items from the dock into the water.

Special notes - Living room:
Please use coasters throughout the house on ALL surfaces to avoid risk of damage. There are MANY coasters throughout the home in different locations.

Insurance:
We expect/encourage all travelers to have the appropriate insurance to cover themselves and property. We are not responsible for any personal property that is lost/stolen on our property. With that being said - this is a safe area and we have security cameras on site that are monitored regularly, but it never hurts to be prepared.

Restrictions of Property Use:
If an inside closet door is locked that means it is not available for guest use (i.e. master bedroom 2nd closet, downstairs king bedroom 2nd closet, etc.). If damaged or entry gained unlawfully, you will be held liable for any additional fees and/or a nonrefundable deposit.

Community:
We live in a great neighborhood full of singles, families, etc. - please respect our community by following all local noise ordinances (i.e. no loud noises after 10 pm)

Parking:
We have a long driveway with plenty of space for parking at least 6 cars. Please avoid parking on the street.

Trash:
All garbage must be bagged, removed from the premises and placed in the the excess bins outside (i.e. on the left side of the house when you're facing the front/garage; Recycling is encouraged) :)

Laundry:
Only use the beds, sleeping spaces, sheets, blankets, pillows, towels, etc. that you need during your stay. Leave all non-used items as they were at check-in. This saves time, it helps ensure efficient turnover for the next Guest and it’s good for the environment. Leave used towels in the bathtub and/or bathroom floor. If you use a sleeping space, do note remake. Please leave it un-made so that we know it needs to be turned over. Leave all bedding/blankets/pillows on the respective sleeping surfaces.

Dishes and cookware:
Place all final dirty dishes in the dishwasher. Please start dishwasher before final departure.

Bathrooms:
Please don’t flush anything, but toilet paper (no femine products are to be flushed). DO NOT USE provided towels to remove makeup.

Fire pit (user discretion):
Use at your own risk. Do not place or burn any material inside the fire pit except designated wood materials. This includes but is not limited to excessive leaves, branches, rock, cigarette buts, lighter fluid or any other combustible material. Please ensure wood does not stick out of the Solostove firepit, it's designed to burn shorter logs.

Security Cameras:
As per our pictures, we have two security cameras that are continuously monitoring and recording for everyone's safety. Both are in our pictures (i.e. one is a ring doorbell on the front door on in the garage facing the driveway, the other is an outdoor camera on the 2nd floor deck facing the dock/water; both are in public areas; we have no indoor cameras).

Safety:
Feel free to use anything from our property (i.e. kayaks, stand up paddleboards, boogie boards, grill, hammock chairs, etc.), but everything is at your own risk. Same thing for our dock, feel free to swim and kayak or boat, but, please use lifejackets and use common sense as the intra-coastal waterway has constant tide shifts and high winds).

Guest Reviews:
When instant booking, if guest does not have all positive reviews or no reviews at all, a copy of the guests driver’s license or government ID will be required

Additional charges may be made for (and not limited to) the following:
i. violating city noise ordinance will result in loss of the entire deposit
ii. damage to the property or furnishings
iii. dirt or other mess requiring excessive cleaning
iv. missing linens or other household items; replacement costs of any missing items
v. violation of the House Rules

Please ensure that all guests read and acknowledge the house rules to avoid unnecessary fees. By booking your stay, you have confirmed that you have read, acknowledged and agreed to abide by all house rules in this document.
